The Renters’ Rights Bill is set to be the most significant reform to the private rented sector (PRS) since the Housing Act 1988. It delivers on the government’s commitment to transforming private renting, including the abolition of Section 21 ‘no-fault’ evictions.

With over 11 million private renters and 2.3 million landlords in England affected, the bill is expected to become law after Easter 2025. The “commencement date”—when it takes effect—is anticipated between July and October 2025.

This means now is the time for letting agents to prepare and position themselves as trusted advisors to landlords and tenants alike.
